Home remodeling in Santa Monica

Salt air, marine layer and small, valuable lots shape almost every Santa Monica remodel. The best plans make tight footprints work harder and choose materials that hold up a few blocks from the ocean.

Remodeling in Santa Monica: what to know

Santa Monica is an independent city with its own Building & Safety and City Planning divisions. Plan review is assigned by scope: some minor work such as re-roofs, window and door change-outs and façade repairs can qualify for Same-Day Review at the counter, while most kitchens with layout changes, additions and ADUs go through full plan review. Submittals made from January 1, 2026 are reviewed under the 2025 California building standards (Title 24).

Part of the city lies in the California Coastal Zone, and Santa Monica is still working with the Coastal Commission toward a certified Local Coastal Program. Whether a coastal development permit applies depends on the parcel's location and the type of work. Many interior remodels never trigger it, so it is checked for each address rather than assumed.

With lots this compact, homeowners often get more from a smarter kitchen remodel, a reworked bathroom or whole-home remodeling than from adding square footage. Where a lot allows it, an ADU or addition can add space for family or rental use.

Santa Monica homes and what they need

North of Montana and Wilshire-Montana

Larger traditional, Spanish and Cape Cod–style homes on deeper lots are often remodeled room by room: primary suites, chef-style kitchens with custom cabinetry, and better indoor-outdoor connections.

Sunset Park

Post-war bungalows and ranch homes on modest lots make space planning central. Garage conversions and small rear additions are common ways to gain a bedroom or office.

Ocean Park and near the beach

Older cottages and multifamily buildings close to the water face the most moisture and salt exposure. Corrosion-resistant hardware, well-detailed flashing and durable finishes matter more here.

Permits and local rules in Santa Monica

Who issues permits

The City of Santa Monica's Building & Safety Division issues permits and performs inspections, and City Planning handles zoning; LADBS has no role in Santa Monica. Review type depends on scope, from Same-Day Review to full plan review.

Coastal Zone

Some parcels are within the California Coastal Zone. Because the city's Local Coastal Program is not yet certified, certain development there may need Coastal Commission review. Many interior remodels do not. Applicability is confirmed for your address and scope.

Energy and green-building requirements

Santa Monica enforces the state energy code and has adopted its own local energy and green-building amendments, which can affect electrical readiness, equipment and materials on larger projects. Current requirements are confirmed at plan review.

Historic resources

Santa Monica has designated landmarks and historic districts. A property's status affects exterior changes, but most homes are not designated. Status is confirmed with City Planning.

General information only. Requirements are confirmed for your address and scope, and approvals rest with the relevant authorities.

Popular projects in Santa Monica

Compact kitchen redesign

Reworking a galley or closed kitchen for better storage and light, often with tall cabinetry and an island or peninsula sized to the room. See kitchen remodeling.

Coastal-ready windows and doors

Replacing aging units with windows and patio doors chosen for coastal exposure, or dual-pane Low-E windows for comfort and noise.

Garage conversions and ADUs

Turning a detached garage into a studio, or adding a backyard unit where setbacks allow. Compare garage conversions and ADUs & home additions.

Roofs and insulation

Mild weather does not mean no heat loss. Attic insulation and a sound roof and exterior help with moisture control and comfort year-round.

Santa Monica remodeling questions

Does every Santa Monica remodel need Coastal Commission approval?

No. Only some parcels are in the Coastal Zone, and many interior remodels there still do not require a coastal development permit. Whether one applies is confirmed for your address and project type.

Can a window replacement be approved the same day in Santa Monica?

Door and window change-outs are among the project types the City lists for Same-Day Review, though eligibility depends on scope, and historic or coastal status can change the path.

Which materials hold up best near the beach?

Stainless or coated hardware, corrosion-resistant fasteners, well-flashed openings and finishes rated for exterior moisture generally last longer in salt air. Selections are made for your home's exposure.

Can I add an ADU on a small Sunset Park lot?

Often, through a garage conversion or a compact detached unit, subject to state ADU law, Santa Monica's local standards, setbacks and utilities. Feasibility depends on the specific lot.
