Garage Conversion vs. Detached ADU: Which Makes More Sense?
Compare usable space, site constraints, structural upgrades, access and budget considerations before choosing an ADU approach.

Two different starting points
A garage conversion begins with an existing structure. A detached ADU begins with a new building on the property. Both can become useful independent living space when properly designed and permitted, but the site conditions and costs can be very different.
When a garage conversion may fit
Consider a conversion when the garage is well located, has a suitable footprint and its foundation, framing and access can be brought into compliance economically. Do not assume the existing garage already satisfies habitable-building standards.
When a detached ADU may fit
A detached unit can offer more placement flexibility and separation from the primary residence, but requires evaluating setbacks, utilities, foundation work, delivery access, landscaping and existing structures.
Parking, utility and property rules
California ADU law includes parking provisions, but specific circumstances still matter. Separate from parking, review utility capacity, sewer connections, fire access, easements and local requirements. A general garage-to-room conversion does not automatically create a legally rentable dwelling. Ask where vehicles, stored belongings and laundry equipment would go if the garage is converted, and include any agreed relocation work in the comparison.
How to compare options
Ask design and construction professionals to assess both concepts on the same property and provide itemized scopes. Compare the usable finished layout, privacy, accessibility, utilities, approval risks and total project obligations—not only the construction cost.
Begin with a parcel review
Photos of the garage, backyard, driveway and utility locations can help frame the discussion. The final approach should follow the property's actual feasibility and applicable current rules.
Checklist for an apples-to-apples comparison
Request two preliminary concepts showing approximate living area, entrance location, plumbing and electrical runs, privacy, access, required structural upgrades and site restoration. Evaluate usability and permitting complexity alongside price instead of assuming a garage conversion is always cheaper. Use the ADU budget checklist to compare the same utility, design and site-work allowances; explore garage conversion services and ADUs and additions for the two approaches.
